Building a Home: How Does It Work?

Living in your dream home is something so many of us dream of, but it can be tough to find and  buy your ideal home. This has led many people to decide to build their own home on their own land. You might not be familiar with the process, but it’s fairly straightforward Here’s what to expect when you decide to build a new home:

Get Your Finances in Order

First things first, you need to get your finances in order and figure out what your budget is going to be. Make sure that you are prepared to shoulder the costs that are associated with closing on a home, paying a mortgage, etc.

Choose Your Builder

Choosing a builder is arguably the most important step in this process. You will be working closely with them for months to come! Make sure you are clued in to what they have to offer, what their company values, and how they will involve you during the construction of your new home construction in Lexington. Sign a contract when you’ve found the right builder!

Apply for A Loan

You’ll need to compile a variety of financial information to give to your lender before they approve or don’t approve your request for a home loan. This process can be tedious, but once you’re approved for a loan construction can start on your new home.

Construction Phases

There are a lot of steps to the building of your new home. Continue reading to learn what this process might look like for you:

Prep Site & Pour Foundation

Once your builder has the necessary permits in hand, and your loan has closed work can begin on your land. This is an integral step in the process. Not only will the foundation support your home, it will keep out moisture, insulate against the cold, and resists any movement of the earth around it.

Framing, Plumbing, Electrics, & Insulation

The framing involves getting the skeleton of the home erected, installing the plumbing, and wiring for electrics. After all of this is finished, insulation will need to be placed.

Client Pre-Drywall Walkthrough

A few different times during the process, you will be invited to walk through and examine your home. This is the first—before the drywall is put up, you will have the opportunity to address any concerns you might have with the construction of your home up to this point.

Drywall, Interior & Exterior Finishes

Next, drywall is hung and taped and the texturing is completed; paint is applied inside, and the contractors work on any exterior finishes your home might have such as brick or siding.

Hard Surface Flooring & Countertops

Installing hard surface flooring like wood, vinyl, or ceramic tiling is next on the list. During this phase, countertops are installed in kitchens and bathrooms.

Interior Fittings, Carpet, & Exterior Landscaping

Now it’s time for the internal fittings to be installed, such as the cabinets, bathroom fixtures, etc. Carpet will be installed at this stage, too. Exterior landscaping will be taken care of at this point, such as grass, trees, shrubs, etc.

First Walkthrough

You will be invited for another walkthrough. Your home will be almost finished, so your builder will give you the opportunity to examine everything completed since the last walkthrough. Paint-touch ups, landscaping fixes, cracks in flooring, etc. will be fixed before your final inspection.

Final Walkthrough

This is a vital stage, where you will do a final walkthrough to check that everything is the way it should be and that the house looks great. This is the last opportunity you will have to work with your builder to make sure that everything in the house has been done to your satisfaction. You will go through an orientation of all the mechanical systems. Next is to get the keys!!
