How Much Can I Expect to Spend?

The amount you will spend on a Build on Your Land project depends largely on the type of home and location. For example, in the Columbia area homes range from $162,900, and our highest luxurious home for $335,900.

We promise that you won’t get any price hikes in the middle of construction, so you know exactly what to expect from start to finish, because transparency is a value we don’t mess around with. The price you start with is the price you pay unless you make changes.

How Long Can I Expect Construction to Take?

With Build on Your Land, we’ll provide an expected timeline at the beginning of the project and stick to it. Our values for following this include:

Is There a Warranty?

Yes! Build on Your Land offers a builder’s express warranty that is included in all of our builds. This warranty covers the structure, electrical, plumbing and HVAC components of the home.

What Appliances are Included in the Home?

All of our energy-efficient homes come equipped with:

  • Tankless water heaters (when gas is available)
  • Low E windows
  • Dual programmable thermostats
  • Thermal enveloping air barriers
  • Natural gas heat (when available)
  • Energy Star – Samsung appliances
  • Low-flow faucets

This means no matter what size home you choose, you’ll be getting the best quality materials and appliances. Because we don’t take shortcuts when it comes to energy efficiency and quality craftsmanship.

What Materials are Used in Construction?

We pride ourselves on using only the highest-quality materials for our homes. We offer everything from granite countertops to engineered hardwood flooring and tile. We also specialize in energy efficiency, so all of our windows are low E, and all of our HVAC systems are energy-efficient.

At Build on Your Land, we understand the importance of maintaining a clear line of communication between clients and builders. We offer prompt communication via our weekly update email so you always know what’s going on with your project.

What’s the Difference Between a Construction-To-Permanent Loan, a Permanent Loan, and a Regular Mortgage?

A construction-to-permanent loan is taken out during the building process in order to finance the construction. Typically, you’d take out a construction loan if you:

  • Were building a home
  • Had a large down payment
  • Owned land
  • Need to buy the home and land together

A permanent loan is taken out after the construction of your home is complete. You can think of it as refinancing and taking out one big loan to cover both the construction costs and the cost of your property. When making this switch, here are a few things to consider, but a lot of times it is automatic.

  • The rate of your mortgage
  • The fees associated with the loan
  • The term of your loan
  • Your equity in the home

A regular mortgage is a type of loan that you take out to purchase property. It involves paying off the lender over time until the amount borrowed is paid back in full, plus interest. A few factors to consider when taking out a regular mortgage include:

  • The amount you can borrow
  • The term of the loan
  • Interest rate and fees associated with the loan
  • Available tax deductions
  • Down payment requirements.

How Can I Get My Property Approved for Septic?

The best way to get your property approved for septic is to contact the local DHEC office or soil classifier. They will be able to give you the exact requirements and paperwork needed to get your property approved.

Do You Offer Wells and Septics?

We list vendors in the area that can install wells and septics for you to choose from, or you can find your own. We will put a pass through allowance for these services so you can put it in your loan. Then once you get the permit we will coordinate the installation.
